With more than 30 years in the real estate business, Bill brings deep expertise in development, asset management, joint ventures, acquisitions, dispositions, equity and debt financing, and sustainability; all with an emphasis on building and managing successful long-term business relationships.

Bill spent 28 years with Prudential Real Estate Investors (now PGIM). As Executive Director and Principal, his $9-billion+ mixed-asset portfolio with Prudential’s PRISA Fund comprised more than 40 projects generating more than $700 million in annual revenue. Bill led over $2.4 billion of PRISA’s development projects internationally, including “round-tripping” two iconic industrial development JVs totaling $640 million. Bill also managed Prudential’s industrial developments in Mexico, eventually forming Fibra, a Mexican REIT. In addition, he oversaw the acquisition/sale of over $2 billion of assets for the Fund. Previously, Bill was Vice President with Cambridge Properties and Hunt-Bayoud Interest, both in Dallas, TX.

Bill retired in 2016 and launched Hilltop Real Estate Strategies LLC, to offer real estate investment consulting services. HRES has worked with a wide range of clients. and is valued for his expertise in sourcing developments, capital strategies and managing JVs in up and down markets. Bill holds a Bachelor of Architecture degree from Pratt Institute, and three Master’s degrees: Master of Architecture and Master of City Planning at University of Pennsylvania; and an MBA in Real Estate and Finance at SMU. He is a member of NAIOP and is a registered architect in the Commonwealth of Massachusetts.
